We highly recommend that you rekey before the new tenants move in. Tenants often delay the rekey service. Several states in which rekeying is required have specific time deadlines. 90% of the property managers we work with rekey during tenant turnover.

Our PM Rekey Special includes testing smoke alarms with canned smoke to determine if they are in good working order. We also evaluate the number and location of units appropriate for each property. Please select any/all that match your preferences.

The National Fire Protection Association (NFPA) recommends every smoke alarm be replaced after 10 years
Some PMs find it very convenient that we provide them with fire extinguishers. This is to ensure all Rental Properties have that extra layer of protection. The current price at this time is $40.00; they last about 5 years. They are mounted inside the kitchen sink cabinet. Would you like us to provide you with a fire extinguisher when missing or expired?

The severity of the damage can be significantly improved by having a fire extinguisher by the time the fire department arrives.
Double cylinder deadbolts (deadbolts that are keyed on both sides) may violate the Uniform Fire Code and/or the Life and Safety Code. Would you like us to replace them with single cylinder deadbolts? (additional charges apply)

A security box is installed in the garage for storing remote controls, mailbox keys, fireplace keys, etc., between tenant turnover. Items that frequently get missed during tenant turnover.
Many cities across the nation have implemented an ordinance that requires every rental property to be equipped with CO detectors, even when there is no gas present at the property. Many PMs have saved time and money by having us install this hardware while onsite for Rekey or code work. Would you like us to do the same? (additional charges apply)

More than 150 people in the United States die every year from accidental non-fire-related CO poisoning associated with consumer products, including generators. The highest number of deaths each year occurring in the winter months. We highly recommend installing them for tenant safety.

Do you have a maintenance limit? If so, write the amount we are authorized to go up to before calling.
We strongly recommend having a maintenance limit. We do not perform any work without approval when approval is needed. Suppose our team can't get a hold of you during the visit. Coming back to the location might require a separate trip charge.
