TECH NOTES
1) TX PROP CODE. ALWAYS bring FULLY to Code They like Option A (keyless deadbolt) Cheapest method
2) SMOKE DETECTORS
a) Do smoke tests
b) Ensure detectors meet code, add as needed.
c) Replace missing or defective
d) OUT OF DATE. Replace at EIGHT (8yrs old or older w/new).
3) CO Detectors a)Test CO detectors replace if detective b) Ensure ALL props, in ALL cities & zips, are equipped w/CO detector unless all electric & doesn’t have an attached garage or fireplace. Add within 10 ft of each bedroom door & inside bedrooms sharing a wall with garage, Ensure each level has 1 unit or more
4) Detector Batteries Replace ALL detector batteries (SMOKE & CO) w/new batteries
5) HARDWARE ON EXTERIOR DOORS Remove defective hardware on exterior doors, replace w/new hardware
6) INTERIOR DOOR KNOBS Look for keyed entry knobs on interior doors; REMOVE & REPLACE w/ PASSAGE
7) Double Cylinder DeadBolts Remove and replace w/ single cylinder deadbolts.
8) ONE (1) KEY DON’T Leave ON MULTIPLE KEYS Change hardware as needed,
9) Overhead Doors ALWAYS Rekey, EVEN IF IT HAS AN OPENER
10) KEYS. LV 4 keys w/tenant or in Lockbox
11) Sliding Glass Doors Ensure they BOTH Charlie Bar & Pinlock INSTALL AS NEEDED
12) Always Note # Of Exterior Doors on invoice
13) Provide a fire extinguisher. 🧯
