TECH NOTES
1) TX PROP CODE.

2) SMOKE DETS.
a) Do smoke tests
b) Ensure dets meet code , add as needed.
c) Replace missing or defective
d) OUT OF DATE. Replace EIGHT ( 8 ) yrs old or older w/ new
3) CO DET.
a)Test CO dets, replace def
b) Ensure ALL props, in ALL cities & zips, are equip w/ CO det , unless all electric & doesn’t have attach garage or fireplace. Add within 10 ft of ea bdrm dr & inside bdrms having attachment to garage, sharing wall or above . Ensure ea level is has 1 unit or more
4) DET BATTS.
Replace ALL det batts (SMOKE & CO) w/ new batteries
5) HDW ON EXTERIOR DRS.
Remove def hdw on ext drs , replace w/ new hdw
6) INTERIOR DR KNOBS
Look for keyed entry knobs on INT drs; REMOVE & REPLACE w/ PASS
7) DC DBs
Remove DC dbs, replace w/ single cyl dbs.
8) ONE ( 1 ) KEY !
DON’T LV ON MULTIPLE KEYS ! Change hdw as needed ,Prefers Schlage if cheapest
9) OH GARAGE DRS
a)ALWAYS Rekey, EVEN IF ON OPENER
b) KEYED ” QUICK RELEASE “
Install if garage dr opener is present. DON’T LV THESE KEYS W/ TENANT; SEND TO PM
10) KEYS.
LV 4 keys w/ tenant or in LB.
